With the current economic state many renters are looking for apartments that are ‘cheap’. While the perceived monetary gain may be tempting, it’s important to also look at the safety factors before signing a lease.You should first examine the neighborhood. You have every right to seek out information on whether or not there have been criminal activities. This includes asking the property manager or looking to local authorities. While also examining the neighborhood, you should make sure you visit the property multiples times. Plan on once during the day and at least once during the night. This will help you see how well light the area is and you’ll get a better sense of how safe you will feel when you return home from work each day.

Next, you should check the windows and doors. When you go to a model unit, chances are it’s going to be a better looking home. But check around the community when you visit. Do they tend to be in good shape? You need to also explore the locking mechanisms on the doors and windows. They should always ask when you move in, if the locks have been be changed from the previous owners. Always better to be cautious!

I would also recommend looking at the smoke detector.  This is the most valuable protection you can have-it will save your life! When you choose an apartment, be sure to check where it is located and when the batteries were replaced. Keep a schedule so you know when to change them out again.

Most apartment communities offer, as a paid service, the capability of a security system. They are a great way to protect your apartment. It scares away burglars because it increases the potential and fear of being captured and arrested by the police. But an alarm also does that without anybody getting hurt.

Your apartment should be a sanctuary for you and your family, so make sure it’s a safe one.  Take these tips with you when you’re searching for apartments for rent, they’ll really be a lifesaver!

I had an interesting conversation with Mike Whaling and Lisa Trosien on Twitter last week regarding the benefits for apartment communities going green during this economy.  A question was posed whether renters will actually see the benefit of apartment properties going green and therefore, pay the extra premiums associated with it.  According to the key findings from a Conscious Consumer Report (2009), 51% polled said they are “willing to pay more” for ‘green’ products. Confirming that study, Apartments.com published a survey stating “apartment communities that offer environmentally-friendly amenities are more likely to turn undecided renters into residents. Additionally, more than half of renters surveyed indicated they would take an apartment community’s commitment to environmental issues into consideration.” However, 66% polled in the Conscious Consumer Report said that price is very important in the purchase decision, implying that price can be the deciding factor.

Therefore, management companies that want to go ‘green’ need to consider factors that will help their bottom line in addition to the prospective renter.  You may ask, as Mike did, how can the bottom line in a community with sub-metered utilities be helped? Well, I called the one person I knew would know; that was my father, Scott Bucheister.  He is a salesman at Coastal Insulation and was recently certified by Earth Craft Virginia. He commented that “going green can have a direct impact for property manager’s finances by saving money on energy and maintenance costs.” Curious in what ways? Here are a few he mentioned:
 

Solar Lighting or CFL Bulbs:
The benefits of using solar lighting on an apartment property are abundant. First off, it has low energy costs. It has very little maintenance. And it comes from a renewable resource as it is powered by the sun. Another benefit is that solar lights continue working even if there has been a power outage. Because the energy isn’t coming off of an electrical grid, power outages make no difference. Installing solar lighting for your landscaping needs, wall lights, security lights, etc. around the apartment community will save money. Compact Fluorescent Light (CFL) bulbs will also prove beneficial to properties in common areas such as community centers, unit hallways, management and maintenance offices, etc.

Low Flow Water Devices:
Water and money can be saved by installing low-flow water devices around the apartment community. In community laundry mats, replace old washers with front-loading ENERGY-STAR washers that conserve water. In the community center install faucet aerators on your bathroom taps. Replace old toilets with new low-flow or ultra-low flow toilets or, in the kitchen, replace old dishwashers with ENERGY-STAR dishwashers that conserve water.

Xeriscaping & WeatherTrak Irrigation Systems:
Xeriscaping refers to landscaping and gardening in ways that reduce or eliminate the need for supplemental irrigation.  The specific plants used in xeriscaping depend upon the climate. Some common plants used in Western xeriscaping are agave, cactus, lavender, juniper, sedum and thyme. Advantages of xeriscaping include lower water bills, less time and work needed for maintenance, and there is little or no lawn mowing (saves energy).  Xeriscape plants, along with proper bed design, tends to take full advantage of rainfall and when water restrictions are implemented, xeriscape plants will tend to survive, while more traditional plants may be unable to adapt. “If you think about it, most apartment communities completely redo their landscaping every year with the flower beds, lawns, trees, etc. If they use native plants that are drought resistant they don’t have to replant every year to attract new renters,” said Mr. Bucheister. “In fact, I was so impressed with the idea of xeriscaping that I actually implemented this in my garden at home! It’s extremely convenient as I have little to no maintenance compared to beforehand.”

Besides xeriscaping, there are other irrigation systems that are environmentally friendly. While ordinary irrigation systems overwater your landscape, leaving you with high water bills, WeatherTRAK® smart irrigation systems help you save water, money and time by eliminating overwatering.  Drawing on information delivered wirelessly from 40,000 weather stations, the irrigation is automatically scheduled based on individual landscaping needs and local weather conditions. Energy efficient appliances, windows and light bulbs in apartments tend to help out the renters, yes. They can also be a great selling point in convincing a prospective renter to live at a community. And in my opinion should be done by all apartment communities. However, in the current economic situation property managers should also incorporate environmentally friendly ideas that will help their bottom line as well. Do you agree?

It’s a tradition with my family year after year. We always pile up in our car and drive around to look at Christmas lights. There is one house in particular we always stop and see. We call it the ‘NOEL House’ as it has the ‘NOEL’ saying prominently displayed on its rooftop. We also make it a point to go to see the Holiday lights at Virginia Beach Oceanfront. There is something grand about looking at the holiday light displays across our city. I look in amazement at the creativity and the excitement that I feel. I feel like a child again, anxiously waiting for the big day!

1. Silver Dollar City- Branson, MO

The first year, displays and landscape lighting covered about 125 acres over a three-mile drive throughout the resort. Since then, the show has grown into one of the nation’s largest Christmas light shows, covering more than three hundred acres over a six-mile drive throughout the resort. 
 

3. Fantasy of Lights- Pine Mountain, GA
A 5 mile drive by car or trolley takes visitors past 13 holiday scenes with more than 8 million  Christmas lights.  Since 1992, this outdoor light and sound show has glittered with holiday magic for millions of people. Families from across the Southeast have added Fantasy In Lights to their list of memorable holiday traditions. This year, experience the 15th annual Fantasy In Lights with its eight million lights creating more than a dozen beautiful scenes, and you’ll see why this is the brightest holiday light show in the South! 
 

4. Smoky Mountain Winterfest- Gatlinburg, Pigeon Forge and Sevierville, TN. 
Smoky Mountain Winterfest is a magical celebration that begins in late fall.  Ride the Trolley Tour of Lights around Pigeon Forge and claim a spot on the sidewalk  for Gatlinburg’s “Fantasy of Lights” Christmas Parade, featuring lighted floats, marching bands and giant helium balloons.  This event combines 3 Tennessee cities: Gatlinburg, Pigeon Forge and Sevierville. These neighboring Smoky Mountain towns are ablaze with 5 million lights thru February. 
 

5. Trail of Lights - Austin, TX
The  Trail of Lights is a mile long display of 42 lighted scenes, US Post Office, Santa’s House, the Yule Log, and an entertainment stage. The festival begins with the lighting of the Zilker Tree, a 155 feet tall, 180 feet diameter lighted tree consisting of 3,309 bulbs on 39 streamers strung from Austin’s historical Moonlight Tower. Since 1987 the honor of lighting the tree has been bestowed upon the winner of the city-wide children’s tree coloring contest. The tree lighting ceremony takes place on the first Sunday of December. 

6. Magical Nights of Lights - Lake Lanier, GA
Rekindle an old tradition or create a new one at Lake Lanier Islands Resort’s 16th annual Magical Nights of Lights holiday celebration. Known as the world’s largest animated light extravaganza, the fun kicks off November 22 through December 30 from 5:00 p.m. to 10:00 pm. nightly! Bring the whole family a drive through tour of over six miles of twinkling, holiday light displays and a live nativity scene complete with live actors and animals!

7. Holiday Festival of Lights, Charleston, S.C.
Charleston County Park & Recreation Commission created the Holiday Festival of Lights to bring families and friends together and to raise support for the Charleston county park system. With over 600 individual displays located throughout the park in 132 power locations, the Holiday Festival of Lights is a magical sight to see! 
  
8. Enchanted Garden of Lights, Chattanooga, TN
See Rock City! The gardens’ natural beauty is complemented by more than 25 holiday scenes as half a million lights illuminate rock formations along the Enchanted Trail. 

 9. Southern Lights - Lexington, Ky.
The annual Southern Lights event is the largest fundraiser held for The Kentucky Horse Park. Over 25,927 vehicles passed through the electrical wonderland in 2006 alone! Everything from petting zoos, model railways, arts, crafts, and Santa Claus fill the Indoor Attractions section free of charge to guests.

Thinking about throwing a holiday get-together? ‘Tis the season for elusive, ugly and tacky Christmas sweater parties!  Tacky sweater parties are a perfect theme for a fun yet festive party. Follow these tips to throw a successful tacky Christmas sweater party this holiday that is cost effective.

1. Send Invitations: Send out an evite to all of your guests and have the image be a picture of you or your grandparents in their favorite holiday sweater. Be sure to provide all of the details (especially the fun ones like the games and prizes included).

2. Find the Best Tacky Christmas Sweater: The best part of the party is OBVIOUSLY the sweater. Here are some ideas on places to find these fabulous outdated fashion statements: Garage Sales, Family Members (aka. Grandma and Grandpa) and Thrift Stores.

3. Don’t Forget Accessories: Accessories can often times make the tacky sweater that much tackier! Go to your local drug store and look for lighted pins, reindeer antlers, Santa hats, tinsel and more!

4. Make a Centerpiece: Creating a neat centerpiece that can actually be devoured is ideal. Make a ginger bread house with candy and icing to use as a centerpiece for the food table. Something tells me that this will be eaten after tip #9.

5. Provide an Award: Have a trophy personalized that says “Tackiest Sweater Award 2008″. After all of the guests have arrived, simply have them write on a piece of paper who they think should win and then count up the votes.

6. Food: Select a potluck style that will work best for you and your guests. For example: (1) appetizers only, (2) bring your favorite dish, (3) assign each guest to bring an appetizer, main dish, or dessert, or (4) as the host, you will provide the main dish (a turkey, ham, etc.) Try and coordinate this in advance so you don’t have duplicate dishes.

7. Beverages: There are a variety of factors to consider when selecting your beverages for your party. It’s important to have something available for everyone’s likes and dislikes. Be sure to have a variety of mixers on hand as well as non-alcoholic drinks. Having a pre-made themed beverage also saves time and money while still being festive.

8. Keep the Bathroom Line Entertained: All those beverages can certainly call for a long line at the restroom. Decorate your bathroom door with wrapping paper, ribbon and a bow and have people sign the door and write a message on the wrapping paper. The messages are bound to be great conversation starters and ice breakers.

9. Play Games: Set up a scavenger hunt with two teams. Create a checklist of all the items to provide to each team. Each team is then responsible for taking a picture of each checklist item as proof. Here are some checklist ideas: Find a street name that has a Christmas theme, take a picture with your team in your sweaters in a 7-11, sing a Christmas carol to a stranger as team, Find a Santa and sit on his lap, kiss someone under a mistletoe, find something showing one of the 12 days of Christmas etc…) This is absolutely hilarious.

10. Give Prizes: The winning team of the scavenger hunt or games that you play can receive prizes. Some good prize ideas are DVD’s, gift cards, candles, books etc… Wrap them up and put them under your tree. You could always go the gag gift route as well.

I saw this article on AOL Shopping and it’s title immediately captured me…. “What Your Christmas Tree Says About You.” So of course, being the curious body I am, I had to click on it and see what my tree says about me! Check it out……

Fresh Cut:
A grown-in-the-ground tree not only has roots but is deeply rooted in ancient Christmas tradition. If your family takes the time each year to find their own fresh fir, that probably means that you have tremendous personality tied to old-fashioned traditions as well. Often, people with real trees like to go ‘by the book’ and are authentic. It also suggests that you are a diligent and reliable individual and you find joy in the simple things in life.

Artificial:
A faux tree is frequently favored by the frugal, because after a year or two of use- the artificial tree would have paid for itself. If you’re one of the millions of Americans who decorate fake branches year after year, you might be someone who values convenience too– once an artificial tree is completely set up there’s no extra maintenance required to keep it pretty.

Pre-Lit:
Even more frugal & efficient than an artificial tree is one covered with permanently placed lights. If you have a pre-lit tree then you probably are a perfectionist and know how to prioritize well, valuing your time & knowing when to cut corners in order to enjoy yourself and the holidays as much as possible; inarguably the worst task when it comes to tree trimming has to be hanging the lights, and eliminating this chore is sure to make spirits bright!

Sentimental people love to cover their tree with all kinds of ornaments and goodies, with every glance comes a new ornament discovery and often unexpectant insight into the family life. Chances are your considered child-like and playful when it comes to Christmas.

The ‘not’ Christmas Tree:
If you choose to display a decorated palm tree or topiary instead of the traditionally triangular Christmas tree, you’re certain to be the jovial, humorous type who is perhaps a bit impish and prone to practical jokes. You are a creative problem-solver and also someone who satisfies their desires no matter what, your main tools being thoughtfulness and elbow grease. You are probably the innovative type if you’re seeking out a half tree, as many families aren’t even aware of this type of tree.

Snow Covered:
Idealist love snow-covered Christmas trees because they are artificial representations of a traditionally ideal “White Christmas”. Imaginative types enjoy this type of tree as well because although the blanket of plastic white flakes would never be mistaken for real snow, it allows one to stare and dream of the delightful real thing.

Uniquely Colored Christmas tree:
Artists and the creative types just love to express themselves, especially with color and the unexpected twists in ordinary things. What better way to make a huge statement than with an off-color Christmas tree? Other people that take pleasure in an unusually hued holiday tree include those visual perfectionists that are extremely obsessed with keeping their home color scheme unmarred, even if it’s just for the holiday season.

Table Top Christmas Tree:
Just because your main tree is a table-top tree doesn’t mean your Christmas spirit is in miniature too. You may be taxed for space, but some table-top types might just feel less is more and may be most interested in the emotional joy of the season without having much of a need for a prominent physical representation.

While the later options are a bit more exotic, it is interesting to think how your holiday décor says a lot about your spirit both in and out of season.  So what’s your take? Do you believe that a Christmas tree really can give you signs of who the owner truly is???? Based on mine I’m frugal (cheap) and only care about convenience (lazy). While I don’t care too much for the description, I can admit that those two items aren’t far from the truth during the holiday season! Ha ha
